Preparing your home to sell

Putting your home up for sale is always an emotional time as leaving a home full of precious family memories is difficult. However, one of the most important things to remember as a home owner is that buying a house is an investment.
In order to secure your investment you must ensure your house is fully prepared for viewings so that you can get the maximum amount you can when selling on.
Begin by checking and improving certain features of the house. Improvements are always worthwhile when selling up as they normally pay for themselves with the extra money you make on the house sale.
So, here are some tips to help you get started:

Start with the outside of your property

You should begin by ensuring the garden is tidy and well pruned as this is one of the first places potential buyers will see. Also, if you have an old shed or warn out concrete paths then you should get rid of these as they will stop your exterior from looking bright and fresh and will be taking up valuable space.
Another option is to add a patio door to the back of your house, leading straight into the garden. This normally adds value to your property as it allows the house and garden to become one.
Ensure that all paintwork on your doors and windows is kept in good condition. If you have sash windows that have been there since the beginning, it is important to ensure they are in good condition. However, do not upgrade them as it is important to repair sash windows as this will ensure your property does not lose value; sash windows are known for adding value to your home.
You should also ensure your garage and driveway is in good condition as this will be another key selling point of your house.

Other general improvements

If you are looking to make larger improvements on the interior of the home – remember that the main rooms home buyers are interested in are the kitchen and bathroom. Therefore, it may be worth modernising both rooms in order to secure a sale.
Also, if you have the capacity – adding an en suite bathroom can add approximately 5% to the value of a house so it is definitely worth thinking about.

With these tips in mind, you are guaranteed to sell your house and move on quickly to a fresh new home where you can begin making new memories.
